Step 1: Site Evaluation (45 minutes)
We inspect your attic structure, roof pitch, and ceiling joists. For Orlando homes built before 1990, we check for asbestos in ceiling tiles and verify the roof deck can support the skylight weight. We measure the exact solar orientation – south-facing skylights need low-E glass to avoid overheating.
Step 2: Product Selection
We carry Velux, Solatube, and Fakro units. For Orlando's humidity, we recommend:
- Fixed skylights ($1,200–$2,800 installed) – best for hallways and stairwells
- Vented skylights ($1,800–$4,200 installed) – let hot air escape from kitchens and bathrooms
- Solar-powered blinds (add $400–$900) – block UV rays when you're away
Step 3: Installation Day (6–8 hours)
We cut the roof opening, install a curb (raised frame) to prevent water pooling, and flash the skylight with ice-and-water shield. For tile roofs, we replace broken tiles with matching ones from our inventory of 24 common Orlando colors. We seal all joints with butyl tape – not caulk, which cracks in Florida heat.
